How to be a vendor with Zellis Residential.
Thank you for your interest in partnering with Zellis Residential.
- Requirements must be met before a Zellis Residential managed community can hire you as a supplier/vendor.
- Acceptance as an approved Zellis Residential vendor does not guarantee being hired for work or products/services being purchased.
- All vendor eligibility criteria and all vendor hiring decisions are made by Zellis Residential, Managed by Portus LLC.


In order for a vendor to provide services to one or more of our communities, please complete the items below:
- Review the Vendor Agreement
- Create an account in VendorCafe to submit invoices and track payments electronically:
- If you have a VendorCafe profile, share your contact email with vendorcafehelp@zellislife.com and we will send you an invite to link your existing profile to our client
- If you do not have a VendorCafe profile, request a new vendor link for VendorCafe from vendorcafehelp@zellislife.com
- Enroll in Yardi BillPay by provide the following information:
- Tax ID Number (EIN)
- Bank Account and Routing Number
- Valid Email Address
- Yardi BillPay, is an electronic system that enables Zellis Residential to expedite the payment process and provide a smoother partner experience through three payment options:
- ACH Bank Transfer
- YARDI Virtual Credit Card (YVCC)
- Paper Check
Zellis Residential has partnered with VendorCafe, an online vendor portal, as our centralized platform to onboard new vendors and manage information. When you join VendorCafe, you will be able to send your invoices electronically, check the payment status of your invoices, and ensure billing efficiency.
Electronic invoices eliminate production and mailing costs of paper invoices and time spent tracking the location of missing payments or correcting errors. Ultimately, by using VendorCafe our vendor partners are able to save money and get paid faster.
